For most ECO double-hungs in Miami, we install OEM-spec balances and pivot hardware. There are decent aftermarket equivalents, but the OEM parts hold tension longer in salt air, and the cost difference is usually $15 to $30 per window. That’s not a place to save money.

Signs Your ECO Window Systems Window Installation Is Failing

  • The sash drops hard when you tilt it in. Your balance system has lost tension or a pivot bar snapped. This is a spring-and-shoe assembly, not something to force back into place.

  • The window is hard to open, harder to close. The track is out of square or the balance is binding. Forcing it usually bends the pivot bar and turns a $120 swap into a $300 one.
  • Condensation between the panes. The insulated glass unit has lost its seal. That’s not a repair; that’s a glass replacement, and on ECO systems it’s usually a two-week order.
  • The lock doesn’t line up anymore. The keeper shifted or the sash sagged. On an ECO single-hung, that’s a balance adjustment, not a lock change.

You can check a few things safely. Look for visible cracks in the frame corners, run a lighter along the sash edge to find the draft, and note whether the problem gets worse in rain or heat. You should not try to pull a balance spring out of an ECO sash without the tool and the tension knowledge.
