Common CWS Windows & Doors Problems We Fix in Miami

  • Salt-air pitting and oxidation on aluminum frames (7600/7800 Series). CWS frames within two blocks of Biscayne Bay often show white chalky bloom and seized corners within six to eight years. The aluminum isn’t defective. It’s simply raw metal fighting salt spray year-round. We strip, treat, and reseal where the frame is structurally sound. Where it’s not, we replace.
  • Failed compression glazing beads on older impact glass. The original glazing shrinks in direct sun, which lets the glass rattle inside the frame. In extreme cases, the glass can drop out under repeated high-wind cycles. This is a safety issue, not a cosmetic one. We replace the beads and reset the glass before it becomes a hole in your envelope.
  • Worn roller assemblies on 7800/7900 track systems. Miami humidity rusts the internal steel pin on these rollers. You’ll notice the sash dragging, then jumping the track entirely. We replace both rollers, align the frame with stainless glides, and reset the interlocking meeting stile so the panel seats correctly again.
  • Water intrusion through condensation weep covers. The snap-in covers on 7600 and 7800 sashes clog with dust, frass, and salt debris. Water backs up inside the track and eats at the sill. We clear the drains, replace the covers, and treat the sill to stop the corrosion before it spreads.
  • Delaminated impact glass. On 1990s-era CWS installations, the laminate between glass layers can begin separating, especially on large south-facing openings. Once delamination starts, the window loses its structural rating. That’s a replacement, not a repair.

That means clips, keepers, and rollers come from CWS whenever we can source them, because the load path matters on an impact-rated opening.
