Water then works its way under the washer and down the fastener shank. The fix is replacing fasteners with proper EPDM-washered screws, not just tightening the old ones. Tightening a compromised washer does nothing but strip the hole.
  • Ponding water at low slopes on reskinned CGI flat-to-pitch conversions. Some Miami homes originally built with low-slope built-up roofs were later reskinned with metal. If the slope wasn’t brought up to CGI’s minimum pitch spec before the panels went on, water pools behind the laps. We’ve seen this most often on mid-century concrete-block homes in Westchester and West Miami that were converted decades ago. The real fix is correcting slope at the deck; the shortcut is adding a rain diverter, which never holds. We’ll give you the honest answer even when it’s the more expensive one.
  • Panel lap seal failure on CGI corrugated after repeated pressure washing. Miami homeowners pressure wash everything. On corrugated panels with a head lap, a zero-degree nozzle held too close will blast out the factory lap sealant and let wind-driven rain climb the lap. You can’t see this failure from the ground. We find it during inspections where the homeowner says the roof only leaks during certain storm wind directions. The repair is clean, re-seal, and re-set the lap — and after we’re done, we’ll tell you how to wash it without doing this again.
  • Condensation drip marks on the underside of CGI panels in unconditioned attic spaces. This is a Miami-specific reality: high overnight humidity and daytime heat with no attic ventilation causes underside condensation on metal panels.
